I am starting a mobile drive thru coffee stand. My business plan is done, costs are prepared. I’m constantly contacting real estate brokers to find a lot or pad available to lease, it’s been a bit of a struggle but I’m determined!

Keep at it! And you may want to consider using a commercial real estate agent to help. The landlords typically have $$ wrapped up into the least cost, assuming you are using an agent.
